Our Process

How We Work

A transparent, step-by-step consulting process designed to give building administrators and developers the information they need — before any commitment is made.

1

Understanding your building's situation

The process begins with a conversation. You tell us about the building: its location, approximate age, the party wall's current visible condition, any known humidity or structural issues, and the consortium's or developer's main concerns and expectations.

Based on this initial information, we schedule a site visit. For buildings in our primary service area around San Lorenzo and greater Rosario, visits are typically available within a few business days. For other locations, we'll discuss scheduling options.

2

A thorough look at the actual condition

During the site visit, we conduct a systematic inspection of the party wall. This covers the full surface area: we document the type and extent of any deterioration, identify moisture sources, assess the structural condition of the render and substrate, and note access constraints that would affect any intervention.

Photographic documentation Complete photographic record of current conditions, referenced to a wall diagram.
Moisture mapping Identification of active and historic moisture pathways and their likely causes.
Surface measurement Accurate dimensions to enable realistic budgeting for each option.

3

Options, costs, and what each will look like

We prepare a written report presenting two to four finishing options appropriate to the wall's condition and the consortium's context. Each option includes: a technical description of the treatment, the materials and processes involved, a budget estimate, and a visual simulation showing the expected result on your specific party wall.

The comparative format allows decision-makers to weigh aesthetic, technical, and economic factors side by side — without needing to consult multiple separate contractors.

4

Supporting the consortium's decision

Building consortium assemblies often involve residents with varying levels of technical knowledge. We're available to present our findings and proposals directly to the assembly — in person or via video call — explaining each option in accessible terms and answering questions from residents.

In-person or remote presentation We adapt to the assembly's format and scheduling needs.
Q&A support Technical questions answered clearly, without pushing toward any particular option.
PDF report delivery Full documentation provided for the consortium's records and regulatory filings.

Frequently asked questions

The on-site assessment typically takes one to two hours depending on the wall's size and accessibility. The written report with visual simulations is generally delivered within five to seven business days of the site visit.
Dexluni is a consulting service. We assess, propose, and help you decide — we do not directly execute construction or painting work. Our role is to give you the technical information and visual clarity to make a well-informed decision and then engage the appropriate contractors.
That's a common starting point. Many consortia contact us precisely because they're aware the party wall needs attention but haven't agreed on what to do. Our report is designed to give the assembly the concrete information needed to move from "we should do something" to "here are our options and their costs."
Yes. Our assessment reports document the current condition of the party wall with photographic evidence and technical descriptions. This documentation can be useful for consortium records, property management purposes, or discussions with insurance providers. We recommend consulting your legal advisor regarding any specific regulatory requirements.
Consulting fees depend on the size of the party wall, location, and scope of the report requested. Contact us with details of your building and we'll provide a clear fee outline before any commitment is made.
